For moves, tenancy starts, or sale completions that have been pre-arranged over the Christmas period, everything will proceed as planned.

Our offices will remain open for the majority of the festive season. We will continue to monitor incoming and existing repairs, but will prioritise those which are urgent. All repairs should continue to be reported via our online system, Property File.

While we aim to maintain our repairs service over the Christmas period, there may be occasions when an emergency occurs while our offices are closed and our contractors are enjoying a well-deserved holiday.

• Before logging a repair via the Property File portal, please check our opening hours to see if the office is open.
• If the offices are closed and the repair is urgent, please contact an appropriate emergency contractor directly.
• After the issue has been addressed, make sure to record all details of the emergency, the contractor used, and the outcome in the repairs portal.
• Our Property Management Team will be in touch once our offices reopen.

Please note that if reported works are not deemed an emergency (i.e., could be delayed until normal opening hours resume), you may be liable for any costs incurred.

Examples of Emergencies:

• • Broken windows or glass panels leaving an immediate safety risk or property unsecured
  • Complete loss of power or significant electrical failure leaving the property without essential systems (after checking the consumer unit has not tripped)
  • Failed external door locks leaving the property insecure
  • Roof leaks or structural damage leaving occupants at risk or causing serious property damage
  • No heating or hot water due to plumbing or boiler faults leaving the property uninhabitable
  • Burst pipes or major water leaks leaving the property at risk of flooding or water damage
  • Blocked drains leaving an immediate hazard or risk of overflow
  • Severe flooding inside the property leaving occupants or property at risk
  • Structural collapse or risks to the building’s stability leaving occupants at risk
